Investigate the market
If you are not in a rush to sell your house and move to a new one, then you definitely should investigate the market by checking out the prices of the houses in the area where you are currently living in and the area where you would be moving to. This is very important for it would allow you to determine how you would be able to sell high and buy low. Of course, you would also need to know whether the current market favors the sellers or the buyers.
It is indeed quite common for a house to be quite messy, especially if there are kids living there and for sure, nobody would be willing to buy such house. So, you need to schedule showings so that you will have an ample amount of time to get rid of the clutter and make your house presentable. Also, before your prospect buyer gets there, ask someone to take your kids outside to play.
Ask for help from your kids
In case you already have kids who are old enough to help you with the household chores, then ask or some help from them. For example, you can ask them to store some of the items in the closet or throw the trash on the bin. After you have sold your house, you can also ask them to help in unpacking their things and putting them in the right place. Of course, you should also give them some reward for helping you out. That way, they would also be willing to help you out the next time.
Let your kids pack their own items
Ask them about what they wanted to bring to your new home. From there, create a list and then assign specific things on the list to them to pack. Also, as they are kids, it would also help for you to make the process more fun and creative. For example, you can give them some pens or
crayons to decorate the box or label the boxes.
More than anything else, you need to get your children ready. After all, leaving their old house and moving into a new one can be stressful on their part, especially since they have already made friends in the area. So, it would be best for you to tell them about it at least a month before your actual move and even before you start selling your house. That way, your kids would have enough time to digest things and be able to adapt to it faster.
